Sometimes the land is perfect, but the house on it just isn’t. Whether you’ve owned the property for years or recently purchased a dated home in an ideal position, a knockdown rebuild lets you start fresh without giving up the location you’ve chosen. At Tide Constructions, we manage the entire process from demolition planning through to final handover, so you’re never left guessing what comes next.
We work across Brisbane’s inner-city and Bayside suburbs, including Camp Hill, Bulimba, Hawthorne, Norman Park, New Farm, Manly, and beyond. If your suburb is on our service list and your block has the bones to build on, we’re ready to make it happen. What Is a Knockdown Rebuild?
A knockdown rebuild is exactly what it sounds like. The existing structure on your block is demolished, the site is prepared, and a brand-new custom home is built in its place. You keep the land, the street, the neighbours you know, and the school catchment your family depends on, but you get a home that’s built to current standards, designed around how you actually live, and fitted out with the finishes you want.
It’s a practical choice for homeowners who love their suburb but have outgrown their current home, or for those who’ve purchased a property specifically because of where it sits rather than what’s on it.
Is a Knockdown Rebuild Right for You?
A knockdown rebuild tends to make sense when:
Your existing home is too costly to renovate:older homes in Brisbane can be riddled with asbestos, outdated electrical wiring, inadequate foundations, or structural issues, making renovation more expensive than starting from scratch.
The layout can't be changed to suit your needs: some homes simply aren't worth reworking floor-to-ceiling. A knockdown rebuild lets you design the right layout from the ground up.
You want a new home but love where you live: moving to a new suburb costs more than people expect when you factor in stamp duty, agent fees, and the compromises you make on location.
You've inherited or purchased a dated property: older homes on good blocks are one of the best starting points for a quality new build, particularly in suburbs where land alone is hard to come by.
Our Knockdown Rebuild Process
At Tide Constructions, we don’t hand you a standard-issue floor plan and send you on your way. Every knockdown rebuild is a fully custom project, managed in-house from the first conversation to the day we hand over the keys.
1. Initial Consultation: We meet with you on-site to understand your goals, your budget, and what you want the new home to do for your family. We'll give you an honest assessment of the block, any site-specific challenges, and what's achievable within your numbers.
2. Design & Approvals: We connect you with leading Brisbane building designers who understand how to make the most of your block, whether that's a narrow lot, a corner block, or a sloping site that needs careful consideration. We manage council approvals and any heritage or neighbourhood planning overlays that apply in your area.
3. Demolition: Demolition is coordinated through our trusted network of licensed contractors. If asbestos or hazardous materials are present, we manage the correct removal process in line with Queensland regulations before a single machine touches the structure.
4. The Build: Once the site is clear and prepared, construction begins. Your dedicated Project Manager oversees every stage, runs weekly updates with you, and coordinates our quality audit schedule up to 30 individual checks across the build. You'll always know where your project is up to.
5. Handover: Before you receive your keys, our Director personally inspects the finished home. We don't hand over anything we wouldn't be proud to live in ourselves.
Fixed Pricing - No Budget Surprises
One of the most common concerns we hear from homeowners considering a knockdown rebuild is cost blowouts. It’s a fair concern that the construction industry hasn’t always had a good track record when it comes to sticking to a number. That’s why every build at Tide Constructions is delivered under a fixed-price contract.
Under Queensland legislation, a builder cannot pass on increased costs to a homeowner once a fixed-price residential contract has been signed. We take that seriously and structure our contracts accordingly. You’ll know the full cost of your build before a single sod is turned.
Why Choose Tide Constructions for Your Knockdown Rebuild?
- QBCC-licensed and fully insured with HIA-backed warranties
- Fixed-price contracts with no hidden allowance items
- A dedicated Project Manager assigned to your build from start to finish
- Up to 30 quality audits throughout the construction process
- In-house management, we don’t subcontract our project oversight
- Director inspection before every handover
- 24/7 site security with cameras and fencing throughout the build
We’re a custom builder, not a volume builder. That distinction matters. Every decision we make is in the interest of your project, not a production schedule designed to move as many homes as possible.
