Basic estimate of pre construction fees from external consultants - Designer, Engineer, Town Planner ect.

FEASIBILITY

Feasibility of client desired outcome based on block, budget and size and style of house.

RATES

Basic m2 rate of build based on verbal client information about ideal build.

RECS

Recommendation of architect/designers based on client brief and budget.

EDUCATION

Education on typical timeline to get from here to a build contract.

WALKTHROUGH

Book time for client to see and walk through a current Tide build to show level of finish.

MOVING FORWARD

PHASE ONE

Information Gathering & Preliminary Costing - $2450 inc. GST

01.

First discovery design meeting with Client and Designer to obtain brief and inspiration for facade and layout.

02.

Detailed proposal of build costs after concept plans are complete. Allowances/estimates to be used for selections and information not yet obtained (based off clients brief/budget).

03.

Meeting with Client to review proposal and Tide value management worksheet. (VM worksheet is a detailed review of efficiencies and build costs to optimise plans).

04.

Refine proposal and plans based off first proposal cost vs budget.

DRAFTING AND FINALISING

PHASE TWO

Engage Tide on Preliminary Agreement / Deposit of 0.75%

05.

Engage consultants, arrange Engineer, Town Planner, Interior Designer. (Interior designer / town planner not always required).

06.

Review consultants plans and value manage for efficiencies. Work with client to optimise.

07.

Tide begins tender process and builds out scope of works for each trade and complete detailed take offs for all materials to provide a fixed quote.

08.

Review proposal with Client and make adjustments if required to value manage or meet budget. Repeat above steps if budget is not met. Review all remaining documentation to assist client to Certification.

09.

Draft fixed price build contract and full gant chart build schedule.

HOW WE STAND OUT

Client Prestart

Before commencing work onsite, your dedicated Project Manager & site team will all meet onsite to discuss the project & Tide expectations.

Client Portal

You will receive a Onedrive Link with all of the information for your project. This includes plan sets, meeting minutes, site photos & quality checks throughout the build.

Tide Scheduling

A full Gantt chart schedule will be provided before the build starts and will be available at all times in the Client Portal. If changes are made to the schedule you will be notified immediately by your Project Manager.

Sending Purchase Orders

The Tide Contracts Management Team will send out all purchase orders in relation to materials and labour for your project. This ensures all lead times for materials are factored into the schedule and there are no unexpected cost increases.

Weekly Meetings

Each week your Project Manager will book a site meeting to walk you through the progress. In addition to this, plumbing, electrical & joinery walk-throughs will also be booked with you to ensure you are involved in every aspect of the build, right down to powerpoint refining and tap heights.

Audits

We use an advanced quality assurance application that is extremely thorough. Typically a Tide build will have on average 30 quality assurance inspections. This includes - checking deliveries & ensuring ordered items are correct & delivered in perfect condition, checking the work of subcontractors, and ensuring every aspect of your build is accurate and built to a higher standard.

Site Security

At the start of the build, a Site Camera & lockable construction fencing will be set up onsite. This ensures the site is kept safe & secure when no one is there. We have 24/7 access to the cameras so you can be sure your home is always safe.

Quality Assurance

“Built to a higher standard” is the cornerstone of everything we do. Our processes & procedures ensure we deliver an exceptional product, always! No exceptions!

Handover & Defects

One month before handover we begin our bi-weekly inspections with the Director himself. This means anything and everything that can be scrutinised will be to ensure on the most important day of your journey you will be able to “cheers” a champagne or beer with us, knowing we reached perfection!
